1) What are the annual dues and when are they due?

The assessment shall become due on the first day of January each year, regardless of occupancy, and shall be delinquent thirty (30) days thereafter. While the current annual assessment is $132 per year per lot, the Board of Directors will have the authority to increase, decrease, or keep the previous year's annual assessments the same. 2) What are the Restrictive Covenants, and how can it be changed?

The Restrictive Covenants are a document approved by the City of Broken Arrow during the planning phase of the housing development. It contains restrictions that builders had to follow and homeowners have to maintain.


The Restrictive Covenants can only be changed by a majority vote (51%) of homeowners (either in person or by proxy), with at least 60% of the homeowners present (or by proxy) at the vote. 82 homeowners must approve of the changes, with at least 164 homeowners present (or by proxy) for the vote. * Oklahoma Statutes 11-42-106.1


3) What type of shingles can I have on my house? Why are some homes different?

The Restrictive Covenants require homes to have Heritage II Weathered Wood shingles or comparable shingles. Here are the two types of shingles that can be installed:


Some homes in the community have different shingles because past homeowners did not follow the Restrictive Covenants, and previous Boards did not enforce them consistently.


However, since the formation of the new Board in 2023, the Restrictive Covenants and Architectural Guidelines are being actively enforced. Homeowners who violate these rules may now face fines, liens, and legal action.


All homeowners are encouraged to review the current guidelines and ensure compliance before making exterior changes.


4) Can I paint my brick? Why do some houses have the brick painted?

Homes cannot have the brick painted.
